BUYING PLANS
--Available Services to our clients:
Step 1: Buyers fill in a Feature Sheet and Qualification sheet which we use
solely to develop our search criteria. This information is strictly
confidential.
Step 2: HMA will set up a custom Search and E-Mail clients immediately
when a home meeting their criteria is listed on the MLS.
The Following Additional Items are provided, depending upon the plan
selected:
- Financing Alternatives Review
- Assist in getting you pre-approved
- Provide report on Schools, community services
- Provide Maps of Area
- Tour homes with Clients (see particular plans)
- Perform a detailed review of home and make recommendations, (Inspections
by 3rd parties are also highly recommended).
- Perform detailed home market study and develop a strategy as to asking
price.
- Perform a detailed review of the Purchase Agreement (Contract) with
Buyers
- Provide negotiation assistance.
- Calendar all deadlines
- Provide information as to all needed service providers, inspectors
- Provide standard forms/contracts
- Attend inspections as needed.
- Work with Loan Company and Title Company to help insure a timely
closing.
Note: In most transactions the Seller pays the commission,
(typically 3%) to the procuring Broker. All plans/rebates assume a 3%
commission. PLAN A: Items 1-14 plus

HMA will tour client around
the area to determine desired location and tour as many matching homes as desired by buyer/client.

Provide 20% commission
rebate (assuming 3% commission, applied after taxes, at Close of Escrow)
PLAN B: Items 2-12,14 plus
PLAN C: Items 2-12,14 plus
.Example:
For a home which Sells for $600,000, and Plan C. The Tax Rate for all
plans is 45%. The Commission Rebate would be $5,850!
